Manager, Construction

Our client, a real estate investment and asset management firm is looking to add a Manager, Construction to their growing team. They provide institutional and high net worth investors with direct access to commercial real estate assets. Through the execution of their disciplined investment approach and active management of their properties, they strive to deliver stable income and attractive long-term returns through a diversified portfolio of office, industrial, retail and multi-family residential properties. They are comprised of over 50 real estate investment professionals headquartered in Toronto.
Role Overview
The Manager, Construction supports the execution of construction and capital improvement projects across the firm’s real estate portfolio. This role is responsible for day-to-day project oversight, cost control, schedule management, and coordination of consultants and contractors from pre-construction through close-out. Working closely with Development, Asset Management, and Investments teams, the Manager ensures projects are delivered in accordance with approved business plans, budgets, and institutional quality standards.
The role includes select external engagement with clients, investors, municipal staff, and other stakeholders. The successful candidate must be comfortable representing our client in professional settings, delivering clear project updates, and participating in meetings with senior municipal or government officials when required.
Qualifications:
The ideal candidate will have success in project execution and organization, experience with cost control and schedule management, contractor and consultant coordination.
Specifically:
Bachelor’s degree in Engineering, Construction Management, Architecture, or related field
7 –10 years of construction or development experience in commercial real estate
Experience managing projects on behalf of owners, developers, or institutional investors
Strong knowledge of Canadian construction practices, contracts, and regulations
Experience with value-add renovations, tenant improvements, and/or ground-up development
Proficiency in construction cost control and scheduling tools
PMP, P.Eng., LEED, or equivalent designation considered an asset
Key role Responsibilities:
Manage multiple construction and capital projects concurrently across Canada
Oversee day-to-day construction activities from pre-construction through completion
Monitor contractor performance to ensure adherence to scope, schedule, and budget
Conduct regular site visits and chair construction progress meetings
Assist in preparation of construction budgets, schedules, and cost estimates
Support tendering processes, contractor evaluations, and contract negotiations
Review drawings, specifications, and consultant deliverables for constructability and cost efficiency
Coordinate value engineering initiatives where appropriate
Track construction costs, contingencies, and cash flow
Review and process change orders, progress draws, and consultant invoices
Maintain accurate cost reporting and forecasting
Support lender and investor reporting related to construction activities
Ensure compliance with Canadian building codes, safety regulations, and municipal requirements
Support implementation of site safety programs and quality control standards
Identify potential construction risks and escalate issues proactively
Manage deficiency lists and coordinate close-out documentation
Liaise with general contractors, consultants, municipal authorities, and utility providers
Coordinate with Asset Management on tenant improvements, leasing requirements, and turnover
Provide clear and timely updates to internal stakeholders and senior management
