 Our client, a commercial real estate investment manager dedicated to providing institutional and high net worth investors with direct access to commercial real estate assets across Canada.  Through the execution of a disciplined investment approach and active management of their properties, our client strives to deliver stable income and attractive long-term returns through a diversified 38 million square foot portfolio of office, industrial, retail and multi-family residential properties that currently have a market value of approximately $11.0 billion. 

They provide investment management services to individuals, advisors, pension plans, institutional investors and foundations.  As a multi-boutique asset management firm, our client is uniquely focused on creating the conditions for success for its clients, partners and employees.  The firm has offices in Vancouver, Edmonton, Calgary, Regina, Toronto, Ottawa, Montreal, Halifax, New York and London, England and through its affiliated investment managers is responsible for the investment of approximately $140 billion in financial assets.

QUALIFICATIONS & EXPERIENCE

The ideal candidate will have a strong track record in asset management, leasing, development and investments across all four major property sectors, have exposure to core, core-plus, and value-add real estate investments, an in-depth knowledge of the Canadian commercial real estate market, with a strong network of industry relationships. They will be a “player/coach”, demonstrating both leadership skills and a team-player reliability. Finally, the VP AM will possess an aptitude and passion for running a business with a high potential to take on more responsibility as the organization continues to grow.

 Ideally the successful candidate will have:

  • University Degree (emphasis in finance, real estate or urban studies).

  • Post-graduate credentials including CA, CPA, MBA, or CFA are a plus but not required.

  • 15 + years of real estate asset management experience with an in-depth understanding of industrial, office, retail, and multi-family investments and markets.

  • Ownership mentality.  Entrepreneurial and self-motivated, with a collaborative and strategic mindset.

  • Demonstrated leadership skills and an ability to manage change, problem solve, render effective decisions, think conceptually and critically, exercise flexibility, and show good judgment in assessing complex management, staffing, and business issues.

  • Highly motivated, energetic, and hands-on professional with strong leadership skills who can guide, motivate, and engage team members at all levels of the organization

  • The ability to perform with exceptional integrity, always striving to do the right thing and help to create an environment built on trust, honesty, and respect

  • Third party investment management experience in a fiduciary environment and owner/operator experience or hands-on involvement with vertically integrated asset and property management businesses.

  • Exceptional presentation, interpersonal, and communication skills, both oral and written.

  • Superior analytical, quantitative, negotiation and technical skills.

  • Rigorously organized and detail oriented, with the ability to multi-task.

  • Proven track record of building, leading, developing, and mentoring a team of high performing real estate professionals.

  • Strong working knowledge of Argus, Excel, Yardi and PowerPoint.

 RESPONSIBILITIES

Reporting to the Executive Vice President & Head of Asset Management, the Vice President, Asset Management will (i) play a critical role in leading a team of direct reports including asset managers, associates and financial analysts and others as required, and (ii) be responsible for the maximization of financial performance and value of a defined real estate portfolio. 

 Specific responsibilities of this position include:

  •  Setting clear objectives for members of the asset management team and developing criteria used to evaluate the success of meeting those objectives and their impact on firm level performance.

  • Leading, working collaboratively with, and being a resource for other members of the asset management team in the development, implementation ad day to day execution of strategic plans at both a portfolio and individual property level.

  • Maximizing asset values and operating performance through hands on active asset management, including leasing, capital improvements, development and financing, all in accordance with the Firm’s investment management agreements and policies.

 •     Overseeing the leasing function including the establishment of annual leasing guidelines, the direction of 3rd party leasing agents, and the active involvement in lease negotiations and recommendations.

•     Directing third-party property managers in the development of annual operating budgets, capital investment programs, and leasing strategies and driving day to day operational excellence.

•     Ensuring the integrity, accuracy, consistency and completeness of stakeholder communications, both external and internal including client reporting, valuations, hold/sell recommendations, budgets, financial statements, etc. and compliance with Fund and client agreements.

•     Actively participating in the underwriting and due diligence process supporting the acquisition and disposition of properties as required.

•     Driving a client service mentality to maintain and strengthen both existing and new relationships with clients and other third-parties.

•     Contributing to the ongoing development of our client’s overall strategy and participating in the discussion, creation, and ultimate implementation of new investment products.

•     Providing strategic input with respect to the organizational structure as the Company grows.

•     Developing new team members as required to support the growth of the platform.
